1. Your criteriaIt starts with a conversation about your goals: budget and down payment, target areas, building type and size, expected return and investment horizon. These criteria then guide the whole search.
2. OpportunitiesI watch the market for you and send you the buildings that match your criteria as soon as they come up, including, when possible, buildings offered to my network before they are publicly listed.
3. The analysisBefore each visit, I analyse the building's income, expenses, financing options and real return. On site, my general contractor experience lets me assess the roof, structure and systems and estimate the work ahead.
4. Offer and closingI prepare an offer backed by the numbers, negotiate price and conditions, then coordinate the inspection, due diligence, financing and notary through to the handover of the keys.
